Valero Refining Co. has sold a Sunnyvale gas-station site - its second one this summer, according to brokerage NAI BT Commercial.

The .72-acre property at 696 W. El Camino Real sold for $44 a square foot, or $1.4 million, to Behzad Askarinam.

"Valero bought a package of gas stations from Exxon, and they had to take the good with the bad, and from their point of view this site was 'bad' in that sales were not as robust as some others," says BT's Andy Bogardus, who, along with retail broker Mike Costa, represented Valero in the deal.

Plans are for the buyer to redevelop the property into retail and offices, Costa said. Valero stipulated that the land cannot be used for a new gas station, Bogardus said.
