Needed: one vice president of construction with strong multitasking capability, to start immediately and reshape the landscape of the Central Valley.
The "help wanted" sign is up at Pegasus Development, which is looking for a vice president of construction to oversee multiple ventures, including the long-planned 1.7-million-square-foot Mountain House Business Park in San Joaquin County.
Pegasus Vice President Paul Radich said the company is reviewing resumes for the position, which will be responsible for leading its construction and design team and planning and directing all construction-related functions. The new hire should be in place after Jan. 1, he said.
The vice president's responsibilities will include not only Mountain House Business Park but also Pegasus' planned Cordes Ranch Business Park, a 1,600-acre mixed-use development and the 280-acre Tracy Hills Industrial Park, as well as the 6.7-acre Tracy Office Pavilions, which is under review by the city of Tracy.
Radich would not comment on what happened to Eric Schwartz, the company's previous vice president of construction.
With the hiring process ongoing, Pegasus has continued to strike prelease deals with retailers interested in the first phase of development at Mountain House Business Park. They include McDonald's, which has signed a letter of intent; Longs Drugs Store; a drive-through Starbucks Coffee Co. outlet; Subway Restaurant; and Delta Fair, a Chevron Corp. gas station operator. Pegasus has signed an exclusive representation agreement with Terranomics, a division of NAI BT Commercial based in Burlingame, to fulfill future retail leases at the business park.
Radich said the retail leases total 23,000 square feet, which meets and surpasses Pegasus' stated November 2005 goal of having more than 50 percent of the initial 35,000 square feet of retail preleased by spring 2006.
The development plan, approved by the San Joaquin County Board of Supervisors in November 2005, calls for 1 million square feet of Class A office space, 250,000 square feet of office/flex, 300,000 square feet of retail and two hotels with a combined total of nearly 400 rooms. It's a key part of San Joaquin County's goal of creating roughly one job for every household in Mountain House, a residential development currently home to 4,000 people but expected to reach 44,000 at buildout.
Among the first buildings will be a three-story, 65,000-square-foot flex/office building, the first of four totaling 105,000 square feet that will be available for users requiring as little as 3,000 square feet of space, with each having its own roll-up door in the rear for distribution, storage and light assembly, Radich said. The building will be available for lease by late 2006 and ready for move-in in early 2007.
In another nearby development, San Joaquin Delta College broke ground Oct. 30 on its 120-acre Mountain House satellite campus, to which Pegasus is contributing $2.5 million.
