92,300 SF Former EXPO Design Center Building Sold At Ravenswood 101
East Palo Alto, CA - August 12, 2008 - Patrick McGaughey and Sam Finne with Terranomics Retail Services have brokered the sale of a ±92,300 square foot retail building formerly occupied by EXPO Design Center at Ravenswood 101 shopping center in East Palo Alto. The building, which sits on a ±6.1 acre parcel, sold for an undisclosed price. McGaughey and Finne represented the seller, Home Depot, Atlanta, GA. The buyer was Regency Shopping Centers of Jacksonville, FL., which plans for two new retail tenants to fill the former single-tenant space.
The building's address is 1771 East Bayshore Road. Ravenswood 101 is situated at the SEC University Avenue and Highway 101. Co-tenants of the shopping center include Home Depot, IKEA, Best Buy, Office Depot and Circuit City. The site is also nearby University Circle, a Four Seasons Hotel and the new University Plaza project.
Alameda Towne Centre Signs Kohl's as Newest Anchor, Coming in 2009
Alameda, CA - August 12, 2008 - Sharon Carmichael and Michael Seigel with Terranomics Retail Services represented property owner Harsch Investment Realty in a new 78,200 square foot lease to Kohl's at the Alameda Towne Centre located at W. Park Street and Otis Drive. Kohl's will be among the project's newest anchor retailers, with a scheduled commencement date set for April 2009.
Alameda Towne Centre has signed on many new anchor, junior anchor and shop tenants including Trader Joes, Borders Books, TJ Maxx, Safeway Lifestyle Grocery, Bed Bath & Beyond, Old Navy, Nine West, Children's Place, Dress Barn, and Color Me Mine, that have enjoyed very successful openings during its $80 million renovation and Terranomics re-tenanting of the project. Kohl's continues the tradition of such quality tenants joining the project. The Centre is currently down to its last two anchor positions - one of which is in lease negotiation.
Burlington Coat Factory Takes ±64,000 SF Anchor Space at South Valley Plaza
Gilroy, CA - August 12, 2008 - Jon Stansbury and James Gaglione with Terranomics Retail Services represented owner West Valley Properties in the new lease of approximately 64,000 square feet to Burlington Coat Factory at the South Valley Plaza shopping center in Gilroy. The ±175,000 square foot plaza property is located at the SWC Highway 101 and 10th Street. Burlington Coat Factory will serve as an anchor of the project, with occupancy scheduled for Q1-2009. Other key tenants of the project include Guitar Center, AutoZone, Cycle-Gear, and El Pollo Loco-all which were deals handled by Terranomics.

Vancouver, WA - August 12, 2008 - James Gaglione with Terranomics Retail Services along with Dave Geissberger and Dan Persyn with NAI BT Commercial have brokered the NNN investment sale-leaseback of a 3,112 square foot retail building occupied by El Pollo Loco and situated along 164th Avenue in Vancouver, WA. Gaglione, Geissberger and Persyn represented the buyer, Garozzo Family Trust, in the transaction. The seller, Vancouver El Pollo Loco Lot B Partners LP, was represented by Marcus & Millichap.
Valero Gas Station Property Sold in Sunnyvale for Redevelopment
Sunnyvale, CA - August 12, 2008 - Mike Costa with Terranomics Retail Services and Andy Bogardus of NAI BT Commercial's Leased Investment Group based in the firm's San Francisco office have represented Valero Refining Company in the sale of a 0.72-acre gas station facility at 696 W. El Camino Real in Sunnyvale. The property sold for $1,400,000 ($44 per square foot) to buyer Behzad Askarinam. The site will be redeveloped for the purpose of new retail and/or office. This is the second Valero gas site that Costa and Bogardus have sold in the city of Sunnyvale this summer.
