Terranomics’ Carmen Decker Brokers “4” New Retail Transactions throughout Bay Area

Bay Area, CA – May 16, 2006 – Carmen Decker with Terranomics Retail Services recently brokered four new retail lease transactions throughout the Bay Area. Decker represented three different tenants and one landlord in these transactions. The largest of these four lease transactions was a 2,800 square foot lease at Sand Creek Crossing in Brentwood. Decker represented the tenant, Styles for Less. The Landlord was Sand Creek Crossing, LLC. The second transaction in which Decker again acted as the tenant representative was for a 2,001 square foot lease in Los Gatos, as Maly’s (Tenant) leased 2,001 square feet from Wm. Hirschman & Elizabeth Dodson (Landlord) at 15075 Los Gatos Blvd. In Decker’s third tenant rep transaction, she represented Dream Dinners who took 1,560 square feet at the Bayhill Shopping Center in San Bruno. The Landlord was Bay Hill Shopping Center, LLC. In the fourth retail transaction, Decker switched gears to Landlord representation, as she teamed up with Terranomics’ team members Matt Kircher and James Chung to represent Browman Development (Landlord) in the lease execution of 1,913 square feet to L&L Hawaiian BBQ (Tenant) at the Crossroads Regional Center in Riverbank. The Crossroads Regional Center has now added six new tenants in 2006, including household names such as Starbucks and Payless Shoe Source.

Aquarium Concepts, Inc. Swims into Dublin Place
Dublin, CA – May 16, 2006 – Mike Costa and Todd Oliver with Terranomics Retail Services represented both parties in the lease of an 8,417 square foot, freestanding retail building at 6920 Amador Plaza Road located within the Dublin Place retail center in Dublin. Costa and Oliver represented Aquarium Concepts, Inc. (Tenant) as well as PFRS Dublin Corp (Landlord) in the transaction that will span a term of 10 years. Aquarium Concepts offers delivery, installation and maintenance of freshwater and saltwater aquariums. Scheduled for occupancy June 2006, Aquarium Concepts’ new Dublin location plans to offer more than twice the tank and inventory as its other store location in Hayward (one of California’s largest aquarium stores).

Fidelity Invests in Cherry Glen Plaza Location, Sunnyvale

Sunnyvale, CA – May 16, 2006 – Sam Finne and Patrick McGaughey with Terranomics Retail Services represented Fidelity Brokerage Services (Tenant) in the lease of 7,034 square feet of retail space at the Cherry Glen Plaza located at SWC West El Camino Real @ Mathilda Ave. in Sunnyvale. The Landlord was Cherry Glen Plaza LLC. With over 50 years of industry experience and a management and research company (FMR Co.) that employs the largest staff of portfolio managers, analysts and traders in the industry, Fidelity Investments has become a market leader in the financial industry.

Home Depot Buys 12 Acres at Boronda Crossings Site, Salinas

Salinas, CA – May 16, 2006 – Sam Finne and Patrick McGaughey with Terranomics Retail Services represented Home Depot (Buyer) in the purchase of 12 acres of land at the site of the planned Boronda Crossings retail center located at SWC US 101 @ Boronda Rd. in Salinas. The seller was Tony Sammut. Home Depot plans to construct a 120,000 square foot building dedicated to home improvement/hardware in addition to a 30,000 square foot garden center. Home Depot will co-anchor Boronda Crossings alongside Kohl’s.

Cycle Gear, Inc. Attracted to Pittsburgh Terrain

Pittsburg, CA – May 16, 2006 – Drew Greenspan with Terranomics Retail Services represented Cycle Gear, Inc. (Tenant) in the lease of 4,241 square feet of in-line retail space at the Century Plaza Shopping Center in Pittsburg. The Landlord was Century Plaza Corp. According to its website, Cycle Gear, America’s fastest growing motorcycle apparel and accessories retailer, looks to add six more locations in various California cities, in addition to this Pittsburg location. Currently, Cycle Gear has 24 store locations in the Golden State.

United Growth Increases Tenancy at Pleasanton Site

Pleasanton, CA – May 16, 2006 – Drew Greenspan and Staci Eisler with Terranomics Retail Services paired up in the lease agreement for 1,250 square feet of in-line retail space at the Bernal & Stanley property in Pleasanton. Greenspan and Eisler represented United Growth (Landlord). The tenant was Bo Asian, who committed to a lease term of 60 months.
