Successful Lease-Up and Sale of 5 Retail Condo Parcels at Mixed-Use Housing and Retail Project: Village at Petrini Place, San Francisco

San Francisco, CA – June 22, 2006  – Rhonda Diaz with Terranomics Retail Services completed the leasing followed by the sale of five retail condominium parcels on behalf of Albertsons Stores and The Emerald Fund -- a prominent Bay Area mixed-used developer -- at the Village at Petrini Place located at Fulton St. and Masonic Ave. in San Francisco.   The fully leased project includes Washington Mutual Bank (occupying two parcels), Great Clips, Glow Spa, and Glow Nails.  The five parcels sold to one buyer for a price of $678 per square foot, with a 5.9% cap rate.

Bed, Bath & Beyond to Anchor Charleston Plaza, Mt. View

Mountain View, CA – June 22, 2006 –Don Krieger of Terranomics Retail Services, who exclusively represents Bed, Bath & Beyond in Northern California, recently completed their transaction for 35,000 square feet of anchor space at Mountain View’s Charleston Plaza, located near the intersection of Hwy 101 and Charleston. The Lessor was Dollinger Development Co. Bed, Bath & Beyond agreed to an initial term of 15 years, which commenced in early June 2006.  This will be Bed, Bath & Beyond’s first Mountain View location.

Red Robin Lands East of Bay Area in Riverbank

Riverbank, CA – June 22, 2006 – Carmen Decker, Matt Kircher, James Chung and Tina Essegian with Terranomics Retail Services teamed up to broker the lease of 6,350 square feet of retail space at the Crossroads Regional Center in Riverbank, CA. Decker, Kircher and Chung represented Browman Development (Landlord) and Tina Essegian represented Red Robin (Tenant) in the transaction. Red Robin signed the lease for a term of ten years, which will commence in early September 2006.  Red Robin accompanies retailers such as Starbucks, Payless Shoe Source, L&L Hawaiian BBQ, and Cold Stone Creamery which have all closed deals at Crossroads Regional Center in 2006.

Sweet Tomatoes Brings All-You Can-Eat Soup/Salad Bar to San Jose MarketCenter

Cupertino, CA – June 22, 2006 – Todd Oliver and Matt Kircher with Terranomics Retail Services represented Cousins Properties (Landlord) in the lease of 7,000 square feet of retail pad space at the San Jose MarketCenter along Coleman Ave. in San Jose, CA. The tenant was Garden Fresh Restaurant Corp. dba Sweet Tomatoes, which marked the 21st retailer to take space at San Jose’s hottest new center within the last year and a half. Garden Fresh Restaurant Corp. was founded in 1983 and currently operates 97 salad buffet restaurants in 15 states.

Sleep Train Finds Comfort on De Anza Blvd. in Cupertino

Cupertino, CA – June 22, 2006 – Todd Oliver with Terranomics Retail Services brokered the lease of 5,060 square feet of in-line retail space at 10225 S. De Anza Blvd. in Cupertino, CA. Oliver represented Sleep Train Mattress Co. (Tenant) in the transaction.  The Landlord was Vardy-Mike, LLC. Sleep Train took occupancy on the property, situated on one of the City’s busiest roadways, on June 1, 2006 for an initial term scheduled for five years. This was the fourth Sleep Train lease transaction that Oliver has helped put to bed in 2006, which included transactions in the cities of Palo Alto, San Francisco and Pleasanton.

RedBrick Pizza to Fire-Up Gourmet Pies at Sherwood Mall, Stockton

Riverbank, CA – June 22, 2006 – Matt Taylor with Terranomics Retail Services represented RedBrick Pizza Worldwide, Inc. (Tenant) in the lease of 2,182 square feet of in-line retail space within Stockton’s Sherwood Mall at 5308 Pacific Ave., Ste. 11C. The Lessor was Stone Brothers. RedBrick Pizza agreed to a 10-year term that will commence in late September 2006. According the RedBrick’s website, this will be the gourmet pizza franchise’s second Stockton location.
