Kohl’s Inks 8-Acre Ground Lease at Crossroads Regional Center –Will Construct 87,060 SF Department Store

Riverbank, CA – July 19, 2006 – Steve Cutter and Matt Kircher with Terranomics Retail Services represented Browman Development (Owner) in the ground lease of eight acres (348,480 square feet) at the Crossroad’s Regional Center located in Riverbank. Kohl’s Department Stores (Lessee) inked the ground lease for a term of 30 years. Kohl’s will construct an 87,060 square foot department store building at this site. Kohl’s joins major retailers like Red Robin (September 2006 opening), Starbucks, Payless Shoe Source, L&L Hawaiian BBQ (September 2006 opening), and Cold Stone Creamery which have all closed deals at Crossroads Regional Center this year.  

Elephant Bar to Open New Restaurant at Dublin Town Square

Dublin, CA – July 19, 2006 – Todd Oliver and Mike Costa with Terranomics Retail Services represented PFRS Dublin Corp (Owner) in the lease of an 8,329 square foot freestanding retail building formerly occupied by El Torito located within Dublin Town Square at 7202 Amador Valley Rd. in Dublin. Elephant Bar (Tenant) should open before the end of the year.

Northern California’s Old Navy Sets Sail for Manteca

Manteca, CA – July 19, 2006 – Staci Eisler and Drew Greenspan with Terranomics Retail Services represented Old Navy (Tenant) in the lease of 14,800 square feet of in-line space at the Stadium Center located at Highway 120 and Airport Way in Manteca. The lessor was Kitchell Development. Old Navy, whose parent company is Gap, Inc., first opened in Northern California in the cities of Colma, San Leandro and Pittsburg more than a decade ago. With 29 locations now in California alone, according to its website, this would be the clothing and accessories store’s 30th location statewide.

Campbell’s Almarida Place Filling Tenancy Quickly

Campbell, CA – July 19, 2006 – Sharon Carmichael with Terranomics Retail Services represented Almarida Place LLC (Owner) in two new lease transactions at Almarida Place at NWC Hamilton and Highway 17 in Campbell.  The bigger of the two leases was from Panera Bread which took 4,112 square feet of end cap space. The second lease came from Scottrade, Inc. on 1,550 square feet of in-line space. Both tenants will occupy their respective spaces during the summer months of 2006. Almarida Place is a brand new two-story retail project at the Hamilton & Hwy 17 gateway into City of Campbell with a recently opened Kohl’s along with Bed, Bath & Beyond which is currently in process of its grand opening. Almarida Place is just across the street from Home Depot, Staples and Fry’s Electronics.

Two New Tenants Have Grand Openings at Camden Park, San Jose

San Jose, CA – July 19, 2006 – Sharon Carmichael and James Chung with Terranomics Retail Services represented Camden Park LLC (Owner) in two brand new lease transactions at Camden Park Shopping Center located at NWC of Camden Ave. and Union Ave in San Jose. The two new tenants—which both recently held their grand openings—include Happiness Nails (1,569 square feet), which Chung teamed up with Allison Koo of NAI BT Commercial to also represent, and Beadz (1,242 square feet).  Happiness Nails is a beautiful nail salon with an expansive pedicure facility and a high-class nail services area. Beadz (formerly A Bead in the Hand) is a full-service bead store that offers all the necessities to create jewelry in addition to classes to learn how to do so. Camden Park includes Longs, Albertsons, Peet's Coffee, and Jamba Juice.

Starbucks Expands at 3 More NorCal Locations; Each 10 Years

Various Cities, CA – July 19, 2006 – Staci Eisler and Jessica Perry with Terranomics Retail Services represented Starbucks in the lease of two new Northern California locations, while Tina Essegian also with Terranomics brokered the third NorCal lease on behalf of the high-quality coffee brewer. All Owners were represented by other parties. In the first transaction, Eisler and Perry represented Starbucks on a 1,882 square foot deal at The Forum Shopping Center in King City. The Lessor was The Forum at Broadway LLC. In the second lease transaction handled by Eisler and Perry, Starbucks leased 1,571 square feet at Foothill and Homestead in Cupertino. The lessor was Jayne Ham. And in the third lease transaction, Essegian represented Starbucks in a lease consisting of 1,646 square feet at the North Beach Housing Hope Development site at 499 Bay Street in San Francisco. The lessor was North Beach Retail Associates. All three lease transactions from Starbucks were 10 years in length.

Hollywood Video Extends Term on El Camino Real in Millbrae

Millbrae, CA – July 19, 2006 – Carmen Decker and Matt Kircher with Terranomics Retail Services represented Steve and Carol Lin (Owner) in the lease renewal of 3,798 square feet of in-line retail space at 41 El Camino Real in Millbrae. Hollywood Video (Tenant) is now scheduled to remain at this location through the summer of 2011.
