Trader Joe’s and BluCocoon MedSpa Join San Jose MarketCenter

San Jose, CA – August 17, 2006 – Todd Oliver and Matt Kircher with Terranomics Retail Services represented Cousins Properties, Inc. (Owner) in a pair of new lease transactions at Silicon Valley’s newest and brightest retail power center, the San Jose MarketCenter. Trader Joe’s took 12,000 square feet of freestanding space for an initial term of 10 years, which will commence in June 2007. In the second transaction, BluCocoon MedSpa, Inc. leased 1,220 square feet of end cap space for an agreed five year term that commenced at the start of August ’06. Oliver and Kircher were joined by Carmen Decker of Terranomics to again represent Cousins Properties in this transaction. San Jose MarketCenter is a 360,000 square foot power center located at the intersection of Coleman Ave. and Taylor St. adjacent to downtown San Jose.  The Center is anchored by Target and includes major retailers such as Cost Plus, Michael's Arts & Crafts, Marshall's, Office Depot and PetsMart along with eateries such as Chili’s, Panera Bread and Red Brick Pizza.

Lane Home Furnishings Sublets 17,320 SF to Video Only, Inc.

Dublin, CA – August 17, 2006 – Todd Oliver and Mike Costa with Terranomics Retail Services paired up to represent Lane Home Furnishings (Sublessor) in the sublease of a 17,320 square foot building at 7922 Dublin Blvd. in Dublin. Video Only, Inc. (Lessor) occupied the space in mid-August 2006 on a term that will extend through the spring of 2015.

Stupid Prices Inks Smart Deals in Sacramento and Citrus Heights

Sacramento / Citrus Heights, CA – August 17, 2006 – Ariel Fox with Terranomics Retail Services brokered two new retail lease transactions on behalf of SPC, LLC d.b.a. Stupid Prices (Tenant).  In the first lease, Stupid Prices took a 14,100 square foot end at a strip center in the busy Arden-Arcade corridor located at 2901 Arden Way in Sacramento for a term of 90 months, commencing in August 2006. The Lessor is M.K. Blake Real Estate Company. In its second transaction, Stupid Prices inked a five-year lease on 15,000 square feet at the Creekside Center on Greenback Lane in Citrus Heights. The site was formerly occupied by Gold’s Gym. The Landlord is Pico Recovery Corporation. Stupid Prices will take occupancy in November 2006.

Petaluma’s Washington Square Attracts a Pair of Tenants

Petaluma, CA – August 17, 2006 – Heidi Hansel and James Chung with Terranomics Retail Services represented Fulcrum Capital Corporation (Owner) in two new lease transactions at the Washington Square shopping center located along McDowell Blvd. in Petaluma. In the first transaction James & Catherine Echelberger, (Tenant) leased 2,500 square feet of in-line space which will serve as use for a martial arts studio and in the second deal Sold Online of the North Bay (Tenant), also represented by Hansel and Chung, leased 1,260 square feet of in-line space.

Adobe Creek Center Lands 3,786 SF Tenant, Petaluma

Petaluma, CA – August 17, 2006 – John Schaefer and Mark Koenig with Terranomics Retail Services teamed up to represent both Owner and Tenant in the lease of 3,786 square feet of retail space at Adobe Creek Center in Petaluma.  RNM Lakeville, LLC (Owner) leased the end cap space to Mahmoud Dabbas & Yasmeen Eseed.

El Pollo Loco Adds Site on Stevens Creek Blvd., San Jose

San Jose, CA – August 17, 2006 – James Chung and Jon Stansbury with Terranomics Retail Services teamed up to represent El Pollo Loco (Tenant) in the lease of 3,518 square feet of end cap retail space at Stevens Creek Central located at 5124A Stevens Creek Blvd. in San Jose. The Lessor was Stevens Creek Inc. The site is adjacent to where Highway 280, Lawrence Expressway and Stevens Creek Blvd. intersect. The fast-food, Mexican grilled chicken franchise agreed to an initial term of 10 years.

Panda Express to Open Second Oakland Location

Oakland, CA – August 17, 2006 – Sharon Carmichael and Michael Seigel with Terranomics Retail Services paired up to represent Panda Express (Tenant) in the 12-year lease of 1,572 square feet of in-line retail space at the Oakland City Center located at 500 12th St. in Oakland. The Lessor was OCC Venture, LLC. Panda Express is the nation’s largest Chinese food chain with over 800 locations nationwide, and according to its website this will be its second Oakland locale.
